Location is and always will be a factor for prices. Seafront villas on the coastline will be a bit more expensive than those located back near the hills. When renting a villa, consider hiring a car for the duration of your stay there. Often times these villas are not at a convenient location near a town or near public transportation. Factoring in the price of hiring a car is advised.
